2021 - Overview
Before looking at the recent changes, we have a quick overview of 2021 as a whole. As usual, our heatmaps are coloured to indicate which way the market moved and by how much.
Average sale price change between 01 January 2021 and 31 December 2021
A very strong year for sales in the outskirts with pricing in some areas growing by more than 10% compared to a London average of 5%. Closer to the centre, sales price growth was more subdued, tending to flat in some areas such as Canary Wharf.

Average rental price change between 01 January 2021 and 31 December 2021
Rental prices have been broadly up across London (4% on average), but very strongly so in Central London as we saw the v-shaped recovery from the Covid drop in the later part of the year.

The year ended on a high across London with sales prices positive across the city with many areas exceeding 3% price growth over the past 3 months.

The last 3 months of 2021 saw a continuation of the big price recovery in Central London while other areas continued to grow more modestly.
